
Whether home buyers are aware of it or not, they struggle to envision possible improvements so many homes (like this one) sit on the market until design improvements are made, or a designer who can spot potential comes along. This home sat on the market for months with no interest. Then the sellers painted the walls a neutral color and interest in the home increased. Had they painted the exterior they could have increased their listing price and increased desire for the home… but they left that upside on the table.


My favorite addition to this home was trim in the primary bedroom and the office. The trim elevates the space, creates visual interest, and makes the home feel more expensive.




This home is lucky to have a relatively flat lot within Bull Mountain where most of the homes have cliff-like drop offs instead of back yards. However, there were no walkable areas to get to the shed or garden without stepping on the grass which is muddy most of the year (thanks to Portland rain). This flagstone pathway is the perfect marriage of function and beauty. Kids can ride scooters on the path, everyone can walk across the yard without getting their shoes dirty, and it visually takes the yard to the next level. 10/10 investement.
